Cost-efficient building

The key elements identified by the research project “Typenhaus” of the public housing association STADT UND LAND in 2016 (by Mars Architekten, Mars architects, Berlin) and “Typenhaus PLUS” (by Arnold und Gladisch Architekten, Arnold and Gladisch architects, Berlin) are the basis for a modular design principle:

  • variable arrangements in rows and stackable floor layouts are possible
  • two types of buildings for a diverse mix of flats with one to four room layouts
  • variations in density and urbanity due to the perimeter block arrangement
  • standardisation of unit types especially towards the inside, no prefabricated construction
  • great diversity of facades despite the standardised construction

The social aspect plays a substantial part in urban planning as well. Constructions in metropolises need to create space for flats that are eligible for grants. The maximum surface area efficiency lies between 0,75 and 0,78 (rental area to gross floor area). In order to reach this, it is advisable to build seven floor buildings as they are both more cost-efficient and more sustainable than the three floor suburb architecture.

Similar to the Hobrecht plan, buildings are laid out with green areas and car-free inner courtyards enclosed.

Shops and mezzanine floor apartments will find room in the urban ground floor spaces.
